A Little About Las Vegas

Bachelor parties, gambling, glitzy bars, and all-you-can-drink booze. On the surface, Las Vegas looks like nothing more than a party city. But behind the slot machines and neon lights are the traits of Las Vegas that only its close friends know. 

Only the locals know things like its lower cost of living, affordable housing, top-ranking education systems, low crime rates, art and historical districts, outdoorsy destinations, and 300 days of sunshine each year. There are actually permanent residents of Sin City living happy lives–raising families even! A whole wealth of people have moved beyond the gaming and glamour and seen what’s behind Las Vegas’ dazzling front.

To give you an overview, let’s look at Las Vegas’ layout. The city sits right in the middle of the vast Vegas Valley desert. Most locals group Las Vegas neighborhoods into one of 12 regions. Within these regions, each of Las Vegas’ neighborhoods offers its own unique character. We’ve narrowed down the list to four Las Vegas neighborhoods that are on the up and up.

ARTS DISTRICT

As the name suggests, the Arts District is home to the local art community in Las Vegas. The area is bright and blingy with color, and full walls of painted murals blanket vacant buildings. Since it is just over a mile from  downtown, residents of the Art District can access any of Las Vegas’ big-city amenities. But the neighborhood itself is bursting with new businesses, breweries, and galleries. 

Despite all its growth, the Arts District still hasn’t reached its full height. The streets already offer a mix of coffee shops, vintage boutiques, antique stores, restaurants, museums, and studios. But more and more keep coming to the area. With residential areas blending into this cultural hub, the Arts District has become the happy home to many young professionals. 

What’s Happening in the Arts District

Las Vegas’ growing art scene is certainly anchored by the Arts District and its plethora of cultural and creative events, unique bars, and local eats. As mentioned, this area is brimming with art galleries and studios. Check out the Art Square, home to a dozen artists and their work, as well as a few theaters.

The Arts District is the still-vital cloister of galleries that is fast becoming more of a beer district by volume. Check out Able Baker Brewing,, Hop Nuts Brewing, CraftHaus Brewery, Three Sheets Craft Beer Bar, and the recently opened Nevada Brew Works. The list will soon be joined by HUDL Brewing Company, Silver Stamp, and Servehzah.

Other excellent watering holes in the neighborhood include Rebar, Velveteen Rabbit, 18bin, and Cornish Pasty. For great local eats, pop over to Lola’s Louisiana Kitchen orEsther’s Kitchen.

You shouldn’t be surprised to hear that this district hosts some awesome parties and events. One of the area’s most popular events is its First Friday Art Walk, which started over a decade ago. Today, this event has spread throughout downtown and hosts over 100 artists, live bands, food venues, and performing artists. The event draws about 30,000 people, and the neighborhood has started hosting “Preview Thursday” to manage the crowds.

The Arts District’s homes are as plentiful and varied as its eclectic residents. This area offers luxury condos, single-family homes, fixer-uppers, studio apartments, and rehabbed live-and-work spaces that are split between a store and a housing unit. The median home price in the Arts District is $450,000. Rentals average $1,200 per month.

SUMMERLIN

Summerlin is a 22,500-acre, master-planned community that sits 10 miles west of downtown Las Vegas. It encompasses a few smaller communities, and its expansive area is home to several parks, dozens of schools, and nine golf courses. Summerlin is most popular among higher-income families and professionals who can afford this very beautiful corner of Las Vegas. Despite the price tag, Summerlin is rapidly growing and has recently had an influx of young residents.

Since Summerlin sits separate from the bustle of downtown, it provides a quiet getaway for its residents. The area is home to some of the best schools in the valley, and it’s considered one of the safest neighborhoods in Las Vegas. Commuting into the city for work or for a night on the town is still easy for Summerlin locals. 

But many like to stay home and enjoy their neighborhood’s immense outdoor activities. After all, they’ve snagged a spot that the rest of Las Vegas envies. Why leave it?

What’s Happening in Summerlin

Summerlin is bordered by the gorgeous Red Rock Canyon National Conservation Area. The park offers over 30 miles of hiking, biking, and horseback riding trails. And if somehow that doesn’t do it for you, Summerlin is home to dozens of parks and the 150-mile Summerlin Trail System. 

Locals love to golf at Angel Park. And shopping is a popular daytime activity in Downtown Summerlin. This 1.6 million-square-foot center holds shops and restaurants and frequently hosts community events. Visit Trattoria Reggiano Italian Restaurant in downtown Summerlin for a farm-to-table meal or Public School 702, a schoolhouse-themed pub.

Summerlin offers a variety of housing options. The area is full of luxury apartments, condos, and beautiful single-family homes.  Home prices average $475,000. The rent prices for the area average $1,664 a month.

SPRNG VALLEY

Spring Valley boasts a strong, diverse community. It also offers its residents beautiful views of the Nevada desert, a range of housing options, top schools, and low crime rates. Its location fits exactly what many homeowners are looking for–space and access to many recreational activities and just two miles west of the Vegas Strip and just over 10 miles from downtown.

What’s Happening in Spring Valley

Spring Valley features the large Spring Valley State Park, which includes soccer fields, a dog park, a swimming pool, a skate park, picnic spots, basketball courts, and baseball fields. Residents are also just minutes away from the epic Red Rock Canyon and its miles of hiking and biking trails.

The neighborhood makes sure its residents don’t go hungry after all this exercise. Spring Valley is home to the Chinatown District, which offers some of the best cuisines in the city. We recommend stopping by Ping Pang Pong, Raku, and Monta Ramen.

ANTHEM

Anthem is stationed about 20 miles southeast of Las Vegas in Henderson. According to local real estate agents, it’s currently one of the best areas to invest. This upscale neighborhood is growing quickly. It offers some of the best schools and is one of the most family-friendly neighborhoods in the entire Las Vegas Valley. While the area appeals to an affluent group of residents, Anthem still offers many affordable homes.

The area has become popular among young families, singles, and young professionals. With its convenient location right next to two major freeways, Anthem is just a 15-minute drive from the airport and the Vegas Strip. The area offers spectacular views of the Strip from its seat of luxury. And despite its recent population boom, this neighborhood still has space for new lucky locals.

With close proximity to all of Downtown’s offerings, Anthem residents don’t have a problem finding something fun to do on evenings and weekends. This upscale neighborhood was designed to include a 7000-yard golf course, which features waterfalls and the country club. Locals also enjoy visiting the closeby Sloan Canyon National Conservation Area. This vast space is home to an incredible array of ancient rock art panels created by native cultures. Local restaurants include The Stove NV, which overlooks the Las Vega strip, Black Mountain Grill, a rustic lounge open 24/7, and CRAFTkitchen, a chic restaurant with vegan options.
